Getting started
How do I start?
Complete the application, call 817-729-6559, or email matt@pruittapproved.com. Any of the three gets us going.
Should I get pre-approved before I look at houses?
Yes. It's no fun to fall for a house and then find out what you can borrow. Even better, get True Approved, which means underwriting has already reviewed your file. Then the seller knows without a doubt you're good to go.
What do I need to send you?
It depends on the loan. Usually it's pay stubs, W-2s or tax returns, and bank statements. I'll send you a short list so you're not guessing.
How much house can I afford?
It depends on your income, your debts, your savings, and the loan type. The quickest way to find out is the application. It takes about five minutes, and we start with a soft credit pull, so it costs you nothing and doesn't touch your score.
Can I just apply online?
Absolutely. It's the best way to start. The Apply button on this site goes to the secure application, and it takes about five minutes. If you'd rather talk first, call.
Self-employed and unusual income
I am self-employed. Is that a problem?
No. It just means we look at your income differently. Send me your recent tax returns and I'll tell you what we can work with.
My tax returns show less than I actually make. Now what?
That's the classic self-employed problem. Good write-offs, low taxable income. There are loans that look at bank statements or other documents instead, so ask before you assume no.
I just started my business. Can I still qualify?
Maybe. It depends on how long you've been at it, what you did before, and what the paperwork shows. Tell me the story and I'll tell you where you stand.
I get paid in commission, bonuses, or from several places. Does that count?
Usually, yes, if there's a history behind it. Lenders like income they can see repeating. Bring me what you've got and we'll sort out what counts.
Loan types
What's the difference between conventional and FHA?
Conventional loans aren't backed by the government. FHA loans are, and they can be more forgiving on credit. Which one costs you less depends on your situation, so I usually price both.
Do you do VA loans?
Yes. If you served, it's often worth a look. Thank you for your service. Send me your DD-214, or your COE if you're still active duty, and I'll take it from there.
Do you do jumbo loans?
Yes. When the loan is bigger than the standard limits, it's a jumbo. The rules vary by lender, so ask and I'll tell you what your deal needs.
Can you finance building a house?
Yes, construction loans are something I do. They have more moving parts than a regular purchase: the builder, the plans, the draws. I do one-time and two-time close, and I'll tell you which fits your build. Call me early, before you sign with a builder if you can.
Do you do loans on rental or investment property?
Yes. Investment property loans have different rules than a home you live in. Tell me what you're buying and how you plan to use it.
Timing and closing
How long does it take to close?
Usually two to three weeks. The exact timing depends on the deal, the appraisal, and how fast documents come back. I'll give you an honest estimate once I see the file, and I'll tell you if something is slowing it down.
Can you close fast?
Yes. Speed is my love language. A clean file and a quick appraisal help a lot. Tell me your contract date up front and I'll tell you if it's realistic.
What happens if the appraisal comes in low?
Then we have options. Renegotiate, bring more cash, challenge it if there's a real mistake, or walk away. Not fun, but not the end of the world.
Will I hear from you during the process?
Yes. Nobody likes bad news, but everybody likes it fast. I'd rather tell you something boring than have you wonder. If you haven't heard from me, call.
Credit and money
What credit score do I need?
It depends on the loan type and the rest of the deal. There isn't one magic number. Ask me, and I'll tell you where you stand and what would help.
Will checking with you hurt my credit?
No. We start with a soft pull, which doesn't touch your score. If we move forward to a full approval, I'll tell you before anything else gets pulled.
How much do I need for a down payment?
It depends on the loan type, the property, and you. Some loans need less than people think. Ask, and I'll lay out the options side by side.
What's your rate today?
Rates change every day, sometimes several times per day. Yours depends on the loan, your credit, and the property. Call me and I'll quote your actual deal instead of a number from a billboard.
Working with me
Who are you, exactly?
I'm Matt Pruitt, NMLS 846749, a loan officer and branch manager. My office is in Fort Worth, I live in Aledo, and most of my work is around DFW.
Will I actually talk to you?
Yes. That's my cell on this site. You call, I answer or call you back. You won't get passed around to someone who has never heard your name.
Why use you instead of a big online lender?
When something gets weird mid-loan, and it often does, it helps to have someone who knows your file and picks up the phone.
Will you work with my real estate agent?
Happily. Good agents and good loan officers make each other's lives easier. I'll keep them in the loop if you want me to.
Deals that don't fit the box
Can you do a loan that the bank turned down?
Maybe. Banks say no for a lot of reasons, and some of them don't apply everywhere. Tell me what they said and why. If I can't do it, I'll say so.
Do you ever go beyond regular home loans?
Yes. I have access to private money and hard money sources, and I broker commercial deals too. If your deal is unusual, tell me about it and we'll see.
My situation is strange. Should I even bother calling?
Yes. Strange is fine. The worst case is I tell you no and maybe point you somewhere better.
